Finding a Queensland Investment Property is hot on the list of questions from our clients.
Let’s break it down to see why everyone wants a Queensland Investment Property.
During the pandemic we saw a major shift in demand from Australians looking to investment in Queensland property. As we were preparing for a downturn in the market, something strange happened. We were busier than usually. Our phones rang hot constantly, until we ran out of properties to sell. This was a first for us. A Queensland investment property became hard to find while builders adjusted their development schedule to meet the demands.
Fast forward to now and that boom has not stopped, at least not for us.
So why are people looking more and more to Queensland for property investment?
Heres our take on the situation…
Land is cheaper in Queensland
Although prices are quickly catching up, overall the land prices in Queensland are still more affordable than Sydney or Melbourne.
More Value For Your Money
Cheaper land prices means cheaper overall packages, or more value for your money. Investors are able to enter the investment market at a lower price point whilst capitalising on the brilliant rental returns we experiences.
High Rental Demand
It’s a great market for investors but a tough one for tenants. It wasn’t only property investors who set their sights onto Queensland, so did over 100,000 people during the pandemic.
With an extra 1.5 million people expected to call South East Queensland home by 2041 (1), this property boom doesn’t look like slowing down any time soon.
Good Retirement Options
Many of our Queensland property investors are preparing for their retirement and using their investment property as their future dream location. It’s a great idea too, meaning that you live in the city now and earn the big bucks, while someone else pays the mortgage on your future retirement home. Then when you sell up from the city your retirement is financed by your current residence. It’s an incredible clever idea.
Pandemic Shift
During the pandemic lockdowns were all the rage, except in Queensland. We were still out enjoying our beaches, the outdoors, and even a lot of cafes, while most of Australia was in lockdown. This placed all eyes on Queensland and repositioned it as one of Australia’s ideal places to live.
With more people moving to Queensland it’s the perfect time for first time property investors to explore their options here both as an investment now and as a retirement location in the future.
